Appendix No. 1
to the Apartment Rental Agreement


located in Gdańsk, ul. Olsztyńska 3…../…….

§ 1
1. 1. These Rules lay down the conditions of booking and rental of the residential premises located in Gdańsk, ul. Olsztyńska 3 …/…… (“Apartment”).
2. These Rules are an integral part of the Apartment Rental Agreement.

§ 2

1. The booking of the Apartment can be made:

  • by sending a request by e-mail to,
  • by sending a request by fax to + 48 58 340-35-59,
  • by calling + 48 501-70-88-22.

2. A booking shall be dependent on payment of a 25% deposit.
3. The deposit referred to in paragraph 2 above shall be paid to the bank account number 63 1680 1277 0000 3000 0645 6353 held with INVEST BANK S.A. within 2 business days of the date when the Landlord or his authorized representative sent information about the availability of the Apartment on the dates specified by the Tenant.
4. If no deposit is paid within 2 business days, the booking shall be cancelled.

§ 3

1. The Tenant agrees to pay the Landlord a rent in the amount specified in the Rental Agreement, reduced by the amount of the deposit referred to in § 2(2).
2. The rent shall be payable in cash on the day when the Tenant receives the keys to the Apartment.
3. The rent referred to in paragraph 1 above shall be inclusive of all charges, including taxes and service charges.
4. If the Tenant leaves the Apartment earlier, the rent shall not be refunded.
5. The rent shall not be subject to a reduction if there is a delay in the Apartment’s handover for reasons attributable to the Tenant.
6. We do not accept credit cards.
7. The extension of the check-out time to 6 p.m. is subject to additional charge of PLN 100.
8. Children under 3 years of age – free of charge.
9. The Tenant shall pay the Landlord, within the time limit specified in paragraph 2 above, a security deposit in the amount specified in the agreement, as a security in case it is necessary to cover the costs associated with remedying defects or damage, if any, caused to the rental object as a result of acts or omissions of the Tenant.
10. If the cost of remedying defects or damage exceeds the amount of the security deposit referred to in paragraph 4 above, the Tenant shall pay the resulting costs, including both the actual damage as well as lost profits that could have been generated by the Landlord if the defects or damage had not occurred.
11. The security deposit referred to in paragraph 4 of the Rental Agreement shall be paid back to the Tenant on the last day of Rental if the Apartment’s value is maintained as at that date.

§ 4

1. The Apartment can be used by up to 4 people as indicated by name by the Tenant.
2. The Tenant agrees to use the rental object in accordance with its intended purpose, to care for its condition, to keep the Apartment in good condition, to observe the rules of good neighbourliness and adhere to the house rules.
5. The Tenant shall have the right to use all the rooms and equipment in the Apartment.
6. The Tenant shall have the right to use the wireless Internet access (username: ……………, password: ……………..).
7. The quiet hours shall start at 10.00 p.m. and shall end at 6.00 a.m.
8. Smoking, burning candles etc. is forbidden in the Apartment.
9. Please exercise caution while staying on the balcony. Disposing of any items and food waste from the balcony is prohibited.
10. Upon receipt of the keys to the Apartment the Tenant shall be responsible for the property. In the event of damage or any missing items in the Apartment, the Tenant shall be charged for repair costs or the costs of missing things.
11. We take no responsibility for valuable items left in the Apartment.
12. The Tenant shall use household appliances and other devices in accordance with their intended purpose, while observing the general principles of health and safety.
13. If there are any quarrels, fights or other unpleasant situations, theft, etc. we will immediately notify the police or other competent services.
14. Any individuals whose behaviour goes beyond the generally accepted manners or who grossly violate the above-mentioned rules will be removed from the Apartment without any financial losses on our part.
15. The Tenant shall be obliged to immediately inform the Landlord or his authorised representative of any damage or defects and of any missing equipment referred to in § 5 below.
16. If it is established that the rental object was used by the Tenant not in accordance with its intended purpose, and if the Apartment’s condition deteriorates, the Landlord shall have the right to terminate the Agreement with immediate effect.
17. If any repairs chargeable to the Landlord turn out to be necessary at the time of the rental object’s handover or during the rental term, the Tenant shall immediately notify the Landlord of this fact.
18. In the case of damage to the premises caused by reasons attributable to the Tenant or any individuals for whom the Tenant is responsible, the Tenant shall pay any resulting costs.

§ 5

1. The Apartment equipment shall include items and devices listed in Appendix No. 2 to the Apartment Rental Agreement.

§ 6

1. The arrival should take place at a time agreed with the person responsible for handing over the keys. The Tenant shall inform this person about the planned time when the keys will be picked up one day before the arrival at the latest. The keys to the Apartment shall be handed over after 3.00 p.m. (the keys may also be picked up earlier if there is such a possibility and only by prior arrangement with the person responsible for the keys). If the client is not able to arrive at the pre-arranged time, he or she shall immediately contact the person responsible for handing over the keys. There is a one-off charge for checking in at non-standard time: from 8.00 p.m. to 10.00 p.m. (PLN 50.00), from 10.00 p.m. to 2.00 a.m. (PLN 80.00).
2. The Tenant shall leave the Apartment and return the keys to the Landlord by 11.00 a.m. on the last day of rental.
3. If the keys are returned with a delay for reasons attributable to the Tenant, the Tenant agrees to pay an additional charge of PLN 100.
4. The Landlord reserves the right that the authorised person will not give the keys to individuals under the influence of alcohol, drugs, behaving aggressively and thus posing a direct threat to other persons and property.

§ 7

1. The Tenant has the right to cancel the booking of the Apartment.
2. If the booking is cancelled later than 7 days before the first day of the rental, the Tenant shall pay the rent in the full amount specified in § 3(1) to the Landlord’s bank account specified in the agreement.

§ 8

1. After the end of the rental, the Tenant shall return the rental object to the Landlord together with the equipment, with its value maintained, taking into account the wear and tear resulting from the normal use of the rental object, for which the Tenant shall not be responsible.
2. On the day of the Apartment’s handover to the Landlord, the Tenant shall give back to the Landlord all the keys to the Apartment, along with a written statement that he/she has not retained in his/her possession any keys, and that during the period of use of the premises he/she did not let any other person obtain a copy of those keys.

§ 9

The Tenant agrees that, in addition to the charges set forth in § 3, an additional fee of PLN 100 shall be charged if the Landlord is called without any justified reasons during the term of this Agreement.
